Job Description

Cultivating a professional, diverse and customer-focused team, this position delivers an efficient parking operation for daily and monthly parking-related activities.  The Parking Operations Supervisor will also bear responsibility for maximizing customer satisfaction by maintaining the highest level of service thresholds and initiatives aligned with Highwoods standards.

Work Performed

  • Oversee division SmartPark operations including traffic control, garage security monitoring and enforcement
  • Manage and monitor parking systems on a daily basis ensuring the proper maintenance of equipment and all related software
  • Develop and execute a preventive maintenance program to manage parking facility (garages and surface lots) repairs; conduct regular field audits to evaluate functionality, through testing, of parking equipment
  • Establish and manage proper inventory control of parking equipment and supplies in tandem with facility operating budgets
  • Maintain SmartTag inventory and works with customer service on tag number issuance and chaser ticket preparation and delivery
  • Utilize systems designed to document and track resolution of all customer complaints and maintenance service calls received via phone, voicemail, and SmartPark customer service emails
  • Ensure the proper cleanliness, safety and security of all parking facilities for customers and employees by routinely reviewing maintenance checklists related to parking operations
  • Routinely conduct audits to evaluate services, prepare reports and analyze analysis of finding related to process flow, timeliness, equipment errors, revenue assurance and overall quality of service
  • Oversee management of customer parking needs from construction related events and other causes for transient revenue loss and/or displacement of parking
  • Coordinate, install, and maintenance of traffic, directional, and informational signs on SmartPark sites and ensuring the proper marking of assigned lots
  • In collaboration with the Director of Asset Management - Service Operations and other management, plan, conduct, and evaluate parking counts, utilization, transaction and revenue data through regular field audits of parking facilities and parking revenue collection
  • Establish and maintain standards for all services with benchmarking against peer institutions; prepare reports and analysis of findings and revenue projections based on collected count, utilization, transaction and revenue data
  • Work with Property Managers and the Director(s) of Asset Management to determine budgetary requirements, make projections and develop annual operating and capital budgets that will also serve to support the formation of the appropriate fee structures required to sustain and grow the integrity of parking operations
  • Participate in departmental strategic planning and development to establish effective short-and long-range goals for parking operations and devise methods to improve the overall effectiveness of parking services and programs
  • Manage vendors/contractors performing all maintenance in all applicable facilities including but not limited to janitorial, valet services, electrical, lighting, parking equipment, security ambassadorship, floor surfacing and cash management
  • Process, review and distribute PARIS/Integrapark-Parker Invoices
  • Review A/R and provide collection support of past due balances
  • Participate in relevant professional associations to remain current on industry knowledge and skills
  • Perform other related duties incidental to the work described herein

Hours

  • Monday - Friday - (variable hours based on scheduled events and seasonal traffic fluctuations) 7am-4pm, 8am-5pm, 9am-6pm; this position does require some weekend/night hours
  • "On Call" weekly/weekend event scheduling
  • Recurring travel to all existing and future SmartPark locations

Physical Skills

  • Ability to sit, stand, walk, kneel, crouch and stoop; vision to read printed materials and a computer screen; hearing and speech to communicate in person and over the telephone; lift and carry 65 pound boxes and materials

Work Environment

  • Mobility to work in a shop and field environment; exposure to outdoors, traffic hazards and inclement weather

Education/Experience

  • Associate's degree preferred in addition to at least 5 years of related experience
  • Experience working with parking management/work order management software systems highly desired
  • Account receivable and billing experience preferred
  • Experience with MS Office including Word and Excel is required
  • Experience with SkiData and FlashParking parking equipment and software preferred
  • Security camera and intercom technology experience preferred
